@Zevi Arem I can't speak for other turnkey operators, but as a partner in a turnkey company in Indianapolis, I can tell you that we typically don't discount. We can't really afford to. The amount of effort and moving parts behind the scenes to acquire, properly rehab, go through inspection, issue a warranty, place a good tenant, and manage that tenant properly is utterly GARGANTUAN. And, from a marketing standpoint - in order to have have happy customers, we must also work off of very thin margins to preserve the investor's ROI. In cases where investors are buying 3 or more at a time, we will make some minor concessions on price.

Some of our clients find us here on BP. And, after weighing what we do vs doing their own BRRRR, or buying from a provider that does not take care of the entire process for them - they realize the value in the small markup that we take. As such, our properties sell very quickly....often before we have a chance to put them up on our web site.

In addition to @Mike D'Arrigo's pertinent comment about depreciation, I would encourage you to look at the VALUE that this particular provider is bringing to you, and decide if it is worth it versus your other options.

@Scott Passman The overall condition of the property (affecting future repairs) and the ongoing management (practices that generate cash flow) are going to have THE greatest impact on your overall long term performance.  And while the map that @Jesi Drake suggested is nice, it's google...typically about 5 years outdated.  Things can change in many cities street by street...especially in Indy.  We are doing extremely well in in areas that some BP investors stay away from - largely because they don't know what we know. Best suggestion - go visit the city and teams you want to work with.... start understanding WHO they are, HOW they do things, and develop relationships that will be beneficial for you moving forward.  You can PM me for more info.

I'd also suggest you stick to the more expensive properties with "meat on the bone."  As an example, we operate a very successful TK operation in Indy, and we tend to operate in the C-class arena... $45-70K properties.  We have things very dialed in, and don't put a lot of markup on our properties.  In nearly every case, we've been able to deliver a better product for LESS money (with a warranty) than an investor can do with the best wholesale/contractor/PM team.  In the more expensive properties (say over $100K), there is more opportunity to gain that "forced equity" that you're looking for.

@Larry Fried From what I understand, Clayton Morris has tried to divorce himself from Oceanpointe, and is using another local 3rd party to sell in Detroit.  Oceanpointe is/was owned by Bert Whalen, hence the registered agent name for the newer entity.
