Check out groundfloor.com. You don't have to be accredited and i think if you are wanting to recoup your money within a year it might be a good fit. I did a lot of research and so far have been happy with them.

@Duriel Taylor Why not do some hard money loans doing rehabs through a crowdfunding platform? You could spread it out over multiple projects and look for opportunities in the the interest rates that are best suited for the amount of risk you want to take? There are plenty of projects with 6-12 months terms.
@Shea Davidson so are there companies that offer notes and servicIng as an investment vehicle? In other words, they are reputable for selling you solid notes and also servicing the note. I guess my goal is to be as passive as possible. Is this even an option? Basically I just want to be the investor, pay a small fee for it to be managed but in the event the borrower happens to foreclose then the property would still go to me because I’m the investor?
Hi, As I’ve mentioned on a coupld of previous posts, I’m very interested in 1st position, performing mortgage notes....especially notes in Texas. I am trying to find a reputable note company that will walk me through the entire process and also service the note. Do you guys have any recommendations? I’m also considering purchasIng a partial but want to be sure I understand what would happen the borrower stopped makIng payments. I understand the process when I own the entire note but am not certain what would happen owning a partial. Thanks! Thanks, Shea

Can someone explain the difference between mortgage note investing through somewhere like FCIExchange or LoanMLS vs buying a MBS?  I want to make sure i understand the difference and the advantages of each.

Sorry for the delayed response i've been out of town.  Chris, i'm definitely not opposed to lending it but not sure for my first endeavor i want to spend over 10k until i get more familiar with the process.  I didn't really think there is anything worth having out there for 10k or less?  As far returns, i would be good with anything from 9-12%...even less if it was a solid deal.  Are there good deals out there for under 10k?

Hi,

I'm very new to real estate but am very fascinated with active mortgage notes.  Can any of you recommend any full service mortgage note sellers that will also do partials (under 10k)?  I am not wanting to invest a large amount until i get a little experience with a company that handles the heavy lifting.  I'm thinking Texas is the area i might be interested in and the type would be performing 1st lien notes. The no hassle cash flow website seemed interesting but again i'm still researching before i actually invest. Thanks!
