If I set up a LLC does a bank generally see that there is no credit history or do they go off of my personal credit? How do I get a loan of they won't use my personal hx?

I have one property that I manage. I'm in the process of getting an LLC to limit my risk. My dad approached me and wants to invest. He wants to have me acquire and manage his units. That sounds fine to me if we can agree on terms and it goes through the LLC but do I need a RE or brokers license to manage someone else's property in CA?

First of all, I'm in CA. My lease states no pets and over night guest must be approved and short term. I had a tenant request that her friend stay the night, usually, no problem. Her friend requires a service dog...I say no based on the no pets cause. Can I restrict someone based on that?

Good thread. Helpful info as I just got a home warranty for my SFH after losing thousands this year to maintenance costs. I think the biggest thing I learned to not trust the maintenance guy with judgement calls and always be upfront with communication and what he is actually charging for. I paid my repair guy $20 an hour which is a good deal. But not if he spends almost 12 hrs looking for a used oven!

I had a similar issue at my rental. Luckily it was very minimal and I was able to avoid the "disaster" team approach. I just had to replace some dry wall and insulation. I found my insurance company to be less than helpful and also that mold testing by itself starts at $1k. My deductible is also $1k. I went the simple route. Bummer the tenet called the CE, I hate when things get covered in red tape!

Potential deal- I'm renting a 3/2 on ten acres. The landlord wants to sell but also has another house in the property that is un permitted. The un permitted house is about 1100 ft.² two bedroom two bathroom two car garage. And I'm trying to find out what the cost of permitting it would be. I have already done some research on the local county website but it doesn't seem to be very conclusive for what I'm looking for. I called the Co and they said that the permits are double the cost of normal permits. I'm just not sure of what the usual costs are. Im basically trying to estimate costs and see if the property is going to be a good investment. Some more basics of the Deal – its 10 acre parcel w a 3/2 home, 1400 square-foot and then also the unpermitted to 1100 square-foot house as well. I'm currently renting the first house (3/2)and I'm considering offering the landlord a proposal to buy the whole property but I'm nervous about the unpermitted house. Anyone have any experience with getting permits on unpermitted buildings in California? Also I'm interested to find out about the cost for subdividing the 10 acres, anybody with any experience in subdividing near Redding California?
