@Jo-Ann Lapin thank you! And I'm very interested in that statement. If I was in a partnership. My biggest question is how does the parties both get benefits to make it worth while for the deal. Especially if there isn't always room for a high cash flow. 

@Franklin Romine this is great. I did pm you. I actually have a bunch of properties in those areas saved on my loopnet favorites. Actually in many of yet areas I have mentioned. 

@Jeremy Leech I'd love to. Problem is I don't know a lot. Just enough to have conversation and have ideas and brainstorm. I never have answers and solid direction. Usually more questions then anything. And I struggle with reading books so it's taking time for me to get through all the books I have bought.

@lonnie freeman Thank you for sharing this story! And to everyone who responded with questions it sure does bring a lot of answers and many more questions to my mind. I am very new to RE and have not and any "investment" deals, only past sfh for myself and old family. I too am seriously interested in the MF sector. I also would love to talk to you more Lonnie about going commercial and how crucial you believe it is to start residential loan size first before moving to larger mid sized properties such as was mentioned earlier in post as a good niche. My issue is finding the best area and what would be required to have the right amount of skin in the game for the bank, and what I can find to make myself capable of such a deal in regards to creative financing. Being in the Bay Area makes it obviously very hard for a beginner and so out of state is very attractive because of that.

Hey that's funny I am driving over grape vine right now just leaving LA! And this year I have bought at least 10 books. Those two included. And I have been religiously listening to and catching up to all the podcasts offered by Brandon and Josh. Such great info. My work has had me all over the state this year from Long Beach to Redding and Fresno and many more spots. Speaking of the fact that you're from Fresno is that I ha d such strong interest in that market with Clovis included, also Tulare and Visalia. Compared to the rest of the state I feel like you can get so much more for your money there.

Hello! I think it's time I stop lurking and I introduce myself. My name is Shayne Cocotis. I was born and raised in the east bay, about to be 30 years old. I work all over the state doing construction in outside linework trade "powerlines". Union IBEW 1245. I've been interested in real estate since I was 19. I have never really felt I have had the income to invest in investment property until more recently. So I've been reading and listening to many things to try and eductate myself. I am learning but it's been slow. I haven't had a first deal in investment property and am anxious to get started. But I have so many questions upon questions I would love to be able to pick a real estate investors mind in person. I have been mainly interested in multi family properties. It would be wonderful to have a sit down in the east bay with a multi family investor during the next few weeks while I'm home in the east bay for holidays! BiggerPockets is amazing and I am very happy I found it this year. Thanks ahead of time and happy holidays to all!
This is great advice even 5 years later. Reading so many replies and seeing those people have pro next to their names now. When they originally replied as Newbs when this thread was written is even more inspiring in itself. 🤘🏻
