In two years I plan to pull equity from my home, rent it out, and purchase another to live in for two years.. Then repeat the process.. Does anyone have any experience of getting into real estate this way? What are the pros and cons of going this route?

Fixer uppers on SF to fix/flip. When ive attempted to pursue a deal in the past, I hesitated to move forward with the contract because:

1) Time frame in contract- I didn't/ couldn't understand what exactly I needed to do within a certain amount of time. I felt unprepared.

2) PML- I did not have any leads or proposal packet prepared to present

3) I couldn't figure out how I'd pay for the monthly costs to HML

Aloha, I am posting in hopes I can find someone who may be willing to mentor me in real estate investing. I have purchased different mentorship programs and have completed REI courses but when it comes to taking action, I am getting stuck because I don't know if I am missing steps or not. I am a hands on learner and am eager to learn. I'm hoping there may be someone who is willing to mentor me.
