Hey guys. Thanks for your replies. I had been doing rehabs and subject to deals but they were taking too much time and I was looking for ways to spend more time developing my website (see my profile). Wholesaling opened up the time for me. Not as much money, but I have been able to meet a bunch of other investors which has also helped the website.

Right now my wholesaling is picking up steam, and my Website is growing so much faster than I could have ever imagined.

I plan on getting back into the rehab game soon though... too many good deals out there!

Columbus is a great market right now... Cheap deals, tons of tenants and tenant buyers and property values have held strong. I just saw that prop values have only gone down 0.1% over the past year in Columbus. I couldnt imagine Cleveland being that much different.

I have a lot of buyers who are hungry for deals in Cleveland.

Tim Mai's course is great! The production of it is kind of ugly, but the content is solid. It covers wholesaling from many different angles including Subject-To deals, handling conventional buyers, and even getting paid to bring landlords new tenants (your unqualified buyers). Its a strong course. I also recommend Preston Ely's Probates by Preston and his E-Book.
