Welcome Matt Lynch! BP is full of helpful resources, soak it up and engage as much as possible.
I am in the middle of my first flip. And since I don't have a lot of capital built up, I am doing all the work other than drywall myself. And this flip will be around $40k worth of rehab costs. Until I get capital built up or find more investors I plan on doing the next couple myself again. However I would like to grow large enough to have a crew or two handling my flips for me and possibly do one myself at the same time, if it makes sense. I love getting my hands dirty on the job. But I recommend only doing what you are comfortable with. It sounds like you have a fairly wide skill set, so doing a lot of work yourself could be beneficial. Only if your time line allows for it.

I use Home Depot for 90% of my items. I do use Lowe's for my lighting fixtures and some plumbing fixtures because the selection at my local store is much better then Home Depot's.

I am wanting to invest in real estate because I want to spend time at home with my family. I want to be able to go places when I want to and do what I want when I want. Now I realize that I am going to have to work extremely hard for the years to come in order to reach that goal. But I am willing to do that in order to get my business going and ultimately reach my goal.

Hey everyone, as you can see my name is Shawn Sullivan. I am a 23 year old electrician located in Kelso, WA who is looking for more financial freedom. The best way that I have found to gain that, is through real estate. I have been binge listening to the BP podcasts at work for the past week, and have found them to be a very informative tool to gain knowledge about the business. My goal is to flip houses and to acquire rentals to build my portfolio. Currently I am closing in on listing my current home, which has been a live in flip for me and my wife over the past two years. The market in my area is going crazy right now and my agent thinks I should be able to list the home for 125% more than what I paid for it. I realize every deal I do will not have as much success as my first one looks like it will. But I am very excited to get this next chapter in my life started, and will welcome any advice. Thanks in advance for such a great site and community to be apart of!
