I have the opportunity to get a cash flowing fully rented tri-plex with seller financing for my first deal. Its an opportunity that could bring numerous other leads and I don't want to mess it up. It is in great shape and does not need any work up front. There are things I could do to the property to increase the amount income I would receive each month but they are not necessary to acquire the property.

We haven't sat down to talk about the specifics yet. With this being said I have three questions.

1) What would be the most beneficial way to structure the deal

2) Is it better to refinance as soon as possible or stretch out the seller financing as long as she would be comfortable with it

3) How to enter a deal like this into the BP calculator if I am not getting a traditional loan right away

First off thank you for taking the time to read my post. It is very much appreciated. I am getting closer to being able to make a move on my first deal. The property I am looking at I will be able to get with seller financing. The lady has been my mentor and I am excited to see where this deal can go. My question is in regards of an accountant. She speaks very highly of the person that she uses. My question is, would it be a good or a bad idea to talk to her accountant about being mine as well? There is an opportunity for other deals with the same person and I figure if I keep with the accountant that she's been dealing with, that it could be beneficial. Thanks again in advance for your answers.

@Blaine Knight Salutations! I too am just starting out on BP. It is great. I am from the Lincoln area and if you ever need it I am willing to help in any way that I can. I want to learn and grow with the help of everyone. I watched my first webinar last night and it was awesome. Lots of quality info. If you get the chance to watch one I would highly recommend it. Hi. My name is Shawn Rogers. I was born in Michigan and moved to Nebraska when I was a kid. My dad was drywaller and my mom was a stay-at-home-mom for most of my life. So growing up in a one-job-household made money kind of tight. We grew up on an acreage in a rental house so my sister, brother, and myself played outside a lot which helped grow my imagination and being able to think in creative ways. When I wasn't outside, I was inside, playing video games. I am 34 years old so the NES was my first system I ever played on. I bring this up only because I feel that it didn't just help shape my imagination, but I also helped with my "stick-to-itiveness". I am not one to quit something if I am excited about it and feel that it will help me in one way or another.

I have always loved to learn. I found out when I was young, that I learn best by watching someone else, doing the same thing over and over, by recognizing patterns until I figured it out (I'd like to thank Mario Bros. for that one), and making lots of mistakes. I have never had a problem admitting when I am wrong or when I do not know how to do something. My favorite thing to do when learning a new skill or job is to watch/listen/participate with everyone around me that is involved, take in the way that each person does it, let it all sink in, and turn it into what works best for me.

I have had a few different types of jobs; I laid irrigation pipe for 3 summers, I was roadie for a local band that toured Nebraska for about 3 years, I worked in a warehouse of a carpet shop for a summer, I was a line cook in a scratch kitchens for 10 years (this is what I owe most of my quick-on-the-fly thinking skills from), and I am currently a Journeyman Electrician (7 years in the trade) I am taking my Electrical Contractors test this month and if pass that I will be able to pull all my own electrical permits.

I have a wonderful family (wife and a daughter) who support me in all that I do. From running to crochet, cross stitching, biking, not drinking or smoking cigarettes (two and a half years just the other day) and I do all that I do to show them that anything is possible as long as you try and stick with it.

My goals that I would like to achieve with real estate are that, I want to flip houses and have rentals. There are a lot of good opportunities around where I live and I think I could have a good go at it. I want to supply people with jobs by hiring out some of the work, having a crew that runs houses with me, have property managers to help with the rentals, starting an electrical business as well to do all my own electrical, help out the homeless with jobs where I can. I will be able to provide people with housing by selling and renting properties. I hope to teach my daughter how to do all this as well and if she wants to take this path as well when she is older she will have a good head start.I want to do good /honest work and not take shortcuts just to save money and in turn sacrificing quality. One of my top qualities is that I have major integrity. I feel it is better to be honest than to lie to get ahead in life.

And now to what brings me to Bigger Pockets. I have been listening to the podcast for about a month now and it is amazing. The guests that are on here are so informative and great at what they do. Josh and Brandon always know the best questions to ask and make the interviews very interesting.
