Im 22 years old and already sick of the 9-5 grind. I want to get into flipping houses and eventually build a long term rental portfolio that will earn me enough to live on. Ive done lots of research, read the books, listened to nearly all of the podcasts and all I need to do now is get my first deal.  

Im in the Annapolis area. Any advice for this area would be great. Im also open to shadowing somebody who would be willing to mentor me or even work as a partner.

Once again any advice or tips that will get me to the next step will be very much appreciated. TIA

Hello everyone, this is my very first post on the forums. I have waited far too long to sign up on bigger pockets, after listening to nearly all of the podcasts, I have finally made my way to the forums. I am 22 years old and live in Maryland in the Annapolis area (30 min from DC, 20 from Baltimore and 10 from Annapolis). I've read a lot of books on different kinds of real estate investing strategies and I have decided I need to pick one to get myself started and I feel that house flipping would suit me best. 

My biggest hurdle right now is not knowing where to start or who to talk to. I know I will need a lender, a real estate agent, a contractor and preferably a partner who has at least a little experience. But I don't know how to talk to those people and I don't want to get stuck with someone who is going to screw me over if they sense Im a newbie haha!

Any advice is appreciated!
