Im doing a double closing so the seller doesn't see my profits. As well as, this is my first deal. Any help is appreciated. I'm pretty much winging it with no mentor and all.

I called an independent escrow company here in Hemet, CA. I asked what would I need to do a double closing and they freaked out. They said why would you would put yourself in the middle of the seller and buyer. I informed that its called wholesaling real estate and that I'd be making a profit. She then said that doesnt sound like something we'd want to be a part of and gave the number to a title company. Should I call the title company and ask about opening two escrow accounts to do a double closing?

Thanks for the advice...yeah Im done with that agent, shes not answering my calls. I ended up calling the owner of the fsbo and left a low ball offer on his voicemail...he called me back and invited me to his open house this weekend. I plan on doing a double closing maybe 30 to 45 days out. My plan B is to get pre-approved with a hard money lender who offers a 70 percent LTV. Hopefully it buys me time to flip the property to a cash buyer.

So I found a property that I wanted to get under contract. Needing to figure out my MAO I called a local real estate agent. I asked if she could find out what the value of the house I was asking about is. She asked me what I planned on doing with the house and told her I planned on assigning the contract to a rehab-er, she asked me how much in repairs did the house need. This is at 8am this morning. I told her about ten thousand in repairs. She said Im away from my computer right now but I can get you the information...it wont be ready till 12pm. So for the next four hours im wondering if she is relaying the information to someone else. Is this normal for a newbie to think like this?

Thanks. I tried calling the number but didnt know how to start the conversation...so I hung up. Im actually trying to find a real estate investor I could work for or intern for and earn on the side. Being new to REI Im hoping to earn while I learn. I havent done any deals yet but Im hoping to change that as a new years resolution. So thanks again.

Hi my name is Shawn Melei I am new to the Hemet, CA area. I've looked online for a local REI club. I found a club that meets at Valley Wide park off of Esplenade every third monday at 7 pm, but the contact number i found is of a guy name John Bragg...Its an 800 number but it doesnt seem to be valid. Im not sure if should just show up at the meetings or not. I'm also not sure if there is a fee I have to pay to show up at the meetings. Any help is appreciated.

Hi my name is Shawn. I became interested in REI about three months ago, while online spending imaginary lottery money. I came across an investor named Phil Pustejovski. I ended up watching all of his YouTube videos. That's when I came across the BiggerPockets podcast. I haven't done any deals yet but I'm excited for the future.
