Does anyone know if you can 1031 exchange an annuity into investment property/business to avoid the 59 1/2 penalty and taxes?  If so does anyone recommend a good facilitator in South West Michigan?  Google searching isn't proving very resourceful at the moment.

Awesome thanks for the info my wife cleans for rentals as her business so I think we have a good idea of what to do and location to make it happen no problem. I guess I don't understand why banks know well that people become financially free from property like that's pretty much how they start their businesses is with loaning for properties you know it's. Like they like to start from scratch for every property. I get it covers them by doing so. And with that I have been a CNC operator and programmer for like 10 years now so good on the working part but it seems the way loans are set up everyone has to have a job for 10 years then can start a business it seems backwards you know. Gray info though thank you so much.

Thanx bro appreciate it I will probably do this as it will probably be a smoother intro to everything as far as good insurance do you mean mortgage for each that would cover stolen and broken stuff? Or like good insurance for the Llc in general when the time came?

Yea I keep going back to thinking that I can move to llc later I am new to all this I'm starting the transfer from analysis paralysis. It is time, with that I am a very transparent person I would like to say that is my intention to lender, I mean it's pretty much the Brrrr strategy I get they lose out in long run but they get some of the initial payments which to me is better than none you know. Would this not be a good idea?

I will have to try I know rocket mortgage which is my mortgage now, does not. Also what I'm not sure of though, start personal or get the llc and start scaling since there are multiples of us wanting to start and I figured us doing it together would give more buying power. I'm stuck lol without more established investor opinions and facts really.
