My wife and I own and manage all of our real estate investments which currently consist of 11 Single Family Homes.  One of which serves as our primary residence.  I am fully employed in the tech space with a six figure income.  My wife runs the day to day of our investments and I handle the bills and paperwork.  We have two children, one 14 and one 7 months.  Big gap I know, but he is quite the blessing.

Our strategy is rent by the room.

For the next 3 months to 15 months, we are not actively investing unless a deal just happens to fall into our lap.

We have 10 loans. One DSCR, One VA, and Eight Conventional loans. One house we own without a loan. It was purchased off market as a cash only deal.

We cash flow 15k a month after all expenses and have 100k in cash.  We have approximately 1m in equity across all properties.
We are taking the time off because we just closed on our new primary residence and converted our old primary to an investment property.  We agreed to wait till after Christmas before starting back up investing as that would give us time to put the house together and have a celebration and have a good Thanksgiving and Christmas with family and friends.

We believe that we are at a point in our investing where it is becoming too much work for us to handle and we need to update our day to day (Hire & Train Staff), transition to something else (Apartments with a Management Company) or a Combination.

If you are still investing in real estate and have overcome these hurdles, are you happy with your decision?  If you could do it over again, would you change anything?  If you were in our shoes, what would you do?

My wife and I just went under contract on property number 6 and we have put an offer for property number 7. I currently track all of our rental finances with spreadsheets. It’s was perfect when we were smaller but now it is becoming a little cumbersome. I am looking for something that can track all real estate finances and make tax time a breeze. Even better if it has an app so I or my wife can scan the receipt right away instead of waiting till we get home and run the chance of losing the receipt.

What are your favorites and why are they your favorites. How is it for growth long term? Thanks for your wisdom BP family. We wish you all continued success!

I did a google search for qualified intermediaries near me and the results were not what I expected. Very few results and all of them had low rating.

Is there a better way to search or does anyone have any recommendations that they have worked with and would do business with again?

Good afternoon Bigger Pockets! My wife and I have 3 SFH and I am still a W2 worker. I help my wife with our Real Estate when I am not working. The area we are in has appreciated enormously. We have one property that has 27k left on the loan that we believe would sell for 375k to 425k.

We have discussed it and have come down to two options. Sell the home and use it for 20% down on multiple SFH or 1031 it into a MF with 8 or more doors. We could keep the home but we believe the two options will allow us to scale bigger, faster.

This would be our first 1031 and wondering what are some things we should be aware of and things to avoid? Also, we would love to hear your “I wish I would have …” stories.

Happy weekend BP family.  We are wondering if anyone has any recommendations for Lawyer that specializes in Real Estate?  

My wife and I live in Fort Worth and began our RE journey at the end of 2018.  We currently own two properties and our goal is a large multifamily.  We haven't decided on purchasing an existing complex or building from scratch but this is definitely great information.  Thank you!
