Thanks much for your thoughts, Mathew.  My gut was telling me similar things, and I've been trying to balance the impacts of UGB vs. the new tenant laws...so your points are well taken.  So many interesting dynamics in Portland these days!

I've love to hear any opinions about the long-term (15-20 year) real estate appreciation prospects for Portland, OR.  

I'm not really an investor, but do own one single-family house in a great inner east-side neighborhood that was my primary residence - I now rent it out and receive some positive cash flow.  As I'm near the date when I'd lose the capital gains tax exemption, I need to either sell now or hold for the long-term. 

So, any general thoughts on what Portland, OR might look like in 20 years??  Thank you in advance!
