@Jeff M. How do you listen to your audio books?  I purchased Long Distance Real Estate Investing by David Greene and can't seem to get it on my iPhone.  

@Kaylee Walterbach I tried what you stated above on my own.  I purchased David Greene's book (audio).  I downloaded the file. put the songs on itunes but they won't play on apple music on my phone.  Not sure what to do from here.

I recommended the RETIRE EARLY book to a buddy of mine and he bought the audio version. He downloaded it and can’t seem to figure out how to play it on his iPhone. Has any one had this issue before, and what’s the fix?

@Matt K. I flipped a house from a guy who wanted nothing more than to not be involved in any way anymore i.e. pay the mortgage. I had my lawyer draw a quit claim deed and file it with the courthouse. We paId mortgage in place, rehabbed the house, and sold it for $26K profit!

@Owen Dashner I really appreciate the solid information. I was leaning towards the small bank portfolio/commercial loans route. I'll just need to do so for the first few properties and then I can go cash. They will be small balance SFR.

@Todd Willhoite Thanks for the insight.  I'm not opposed to paying the closing costs twice to get the process rolling in the right direction.  As long as I get most of the initial money I put into the deal out then I'm okay with some out of pocket costs.  I'll start checking with lenders about the portfolio loans.
