@Bill O'Donnell thanks for the advice Bill. In addition, were they able to get renters insurance if they’re not legal citizens?

I live in the top floor of a duplex, and had a gentleman stop by today asking to rent the bottom unit.

He stated that he and his family are illegal immigrants, but have decent jobs and enough income to meet a portion of my rental criteria.

However, without social security numbers or credit, it obviously becomes difficult to do full background checks and pull credit.

In the world of eviction moratoriums, I’m extremely cautious about renting to them but if they pay a higher rent, I am curious if it will work.

Anyone think the relationship will be symbiotic since they don’t want to get deported i.e hopefully always pay rent on time, no noise complaints, in general stay under the radar?

@Melissa Harris talk to more lenders, some have gone through changes/restrictions due to covid. But I just bought a 4plex in June with 3.5% down.

@Mack Benson couldn’t agree more, my buyers are still getting in bidding wars on over priced single family. I’m very conservative in my investments and really look for a heavy value add so I can gain great equity and cash flow well even in the current market. What are you looking for most these days to keep your conservative side happy?

@Brock Mogensen the multifamily sector is booming. Are you seeking other investment types are you looking into to stay ahead of the curve? Storage, mobile home, single family conversions, etc.

@Nathan Caffero debt free is great, poor credit along with 1 year self employment is a barrier for financing. What area are you located in?

@Cesar Gomez use one of the down payment grant programs and purchase a single family house or Multifamily, live there for 4-12 months then move out and do it all over again.

Hey Jen, although multifamily is at a premium in Denver, I've been creating my own luck through single family conversions into duplexes or ADU's. These projects take much less than 20-25% down using hard money, and you can refi when the job is done. Are you interested in something like this? Also, I've found great multifamily in the springs that I can show you as well.
