joe ,

i think the letter coming from the doctor direct is a great idea! one more hoop to jump through on there end.  do you require it from a philologist or will any medical doctor work for you?

also: 

service animals we mentioned a few times by others  i actually would not mind a service animal in any of my apartments i feel there more well trained than people. 

the emotional support animals certification , i feel i going to abused more than medical marijuana cards in the future ( i live in Michigan its pretty bad here ) as more people are living in apartments and having pets instead of kids . 

I have been hearing there is a difference between people that have emotional support animal because they want them and people who are in fact disabled by not having their emotional support animal with them can anyone comment on this ?

the university down the street from me paid out 40K on an emotional support guinea pig case.

my goal is to have a system that says :

we allow emotion support animals under the following  circumstances

we can decline them based on

i certainly understand finding a better / more qualified applicant or denying them for other reasons however it would be nice to know what the rules are and run my business accordingly.

Well it's happened.  people are applying to rent our units with their emotional support pitbulls and other animals . Of course we follow all fair housing laws . but what we need to do is weed out people that have legitimate need from people with fake doctor notes so they can get past our no pet policy.  landlords how are you dealing with this ? what documentation are requiring?
