@Alexjovann Guzman get on the phones!!!! Google and call and repeat. Identify what you are looking for and call your potential partners. Let them know who you are, what you are trying to achieve and see if there is an opportunity there. Facebook groups for Milwaukee REI are also helpful. All the best.

@Yinglu Wang I am also from NYC and chose to invest in the Mid-West mainly for cash flow. Some of my metrics were price to rent ratio, landlord tenant laws and cost of entry. Wish you luck in identifying a market that works. What type of investor would you consider yourself to be?

@Katie Miller Load up on Gov't backed housing tenants.  I have a bunch but should have increased the percentage a bit over the years.

@Rick Michaels Great question, but depends on what sort of investor you are or want to be.  Are you more of an appreciation, less cash flow or high cash flow, less appreciation, sort of investor.  When I got started investing OOS years ago I was all about cash flow.  So I only invested in the hood, sub $30K but now that I've picked up alot of those I am moving to more $50K-$100K properties which may actually go up in value over time.  I just picked up a 4-Unit in Harambee for over $100K last month as I think there will be growth East of I-43 and a few blocks North of North Ave.  I hope you identify a niche that works for you.  I'm hear to answer any questions you may have on Sub $200k Asetts.  All the best!!!

@Charlie Anne Feeling like I replied to this post already, but My first was a 4 bed Single I bought at market for $24,900 back in 2015 I believe. Tenant was with me up until last month. Rent at start was $800 and went up to $885 over the years. Since tenant moved out I got a new tenant in there at $900 per month plus tenant is responsible for water. No long term maintenance thank God as I bought it off the MLS rehabbed.

@Jhalanni Paige Milwaukee is a great market for wholesaling real estate.  There is a ton of multi-family which is quite attractive for investors around the country in some of the bigger markets.  The best advice I can give is simply get started.  I would suggest learning how to begin and maintain a real estate funnels.  Finding leads either through public record, purchasing lists or other means will be key.  Skip tracing, cold calling will be very important in your business.  If you can get those things down you'll be on your way.  I virtually wholesale in Milwaukee as my company is in New York.  Been in the market for about 6 years now so if you need any additional help let me know.  All the best.
