I'm new around here. For the past several months I have been reading all I can get my hands, now I am reaching out for wisdom and guidance. For someone who is interested in walking the path of becoming the bank. What are ideas of getting guidance and learning the ins and outs of note investing. I am all ears for ideas and any tips that you all can supply would be greatly appreciated.

Welcome Gilbert,

As a veteran I too am looking to get into REI. This year I will buy my first property with the VA loan to live in and flip. My ultimate goal is to do note investing. So I'd say find your focus and learn all you can and network for that type of specific investing. Good luck.

I hear ya Matt, that is what I have been noticing looking at the market here in the Phoenix area. I can find and get allot better deals taking the SF route and just not finding any deal MF.

So my question is that I'm torn between house hacking or just buying a fixer upper. I'm a veteran who is graduating with my B.S. this Friday. So it's time to return to the real world and I am starting the search for a place to live that will also start my investing. I live in Phoenix, AZ and I have pre qualified for 190k. I'm just looking for other investors points of view and advice. Whether I should go the multi-family route (more difficult to find in Phoenix) or find a fixer upper SF home and do the remodel myself and move on in a couple years keeping it in the portfolio? Any thoughts would be greatly appreciated.

So is it safe to say, just pull the data from Realtor.com and plug that into my calculator/ biggerpocckets calculator or where would you say would be a good place to pull data for practicing purposes? Thank you in advance for your response.

I am currently a finance major about to graduate. So with that I'm looking for ideas of how to practice evaluating deals. So that when I begin evaluating and looking for properties I can quickly see a good deal and make a prompt decision. Any feedback would be great.

You are able to use your VA benefit multiple times there isn't a limit. What I mean by that is, that in your case to get another one you need to refinance to a conventional loan freeing up the VA loan. However when you buy a new house it has to be your residence for 6 months to a year. So if you refinance the first home into a conventional, then buy another home and move into it you can use your VA benefit. You can do this as many times as you want as long as the two homes don't exceed the benefit if that makes sense. I learned this from many of my pilots in the airforce. One of my pilot buddies had 8 homes across the country all initially funded by the VA loan and then once he moved or bought another home refinanced and used the VA loan again.
