Once I had a joint venture set up with an experienced flipper, I knew I was ready. I'd never go it alone. Partner w/ an experienced investor and bring something to the table.

@Ramsin Jacob ask your CPA if the investment return happens within 12 months (likely anywhere from 4-8 months), wouldn't that be considered ordinary income rather it is k-1 or 1099?

1. yes, we get w9 from all investors

2. we cut them a check or wire their funds at end of flip. or if they want to re-invest in a new deal, we do that.

3. i think you can do it the way your CPA said, but we have investors trickle in at multiple times, and deals move fast and w/ about 5-7 investors per deal, we keep it simple w/ loan agreements. With only one investor, you can def do the LLC and create the partnership that way also.

@Miranda Simon Not quite one word, but:

1. Get a mentor that does EXACTLY what you are starting to do

2. Have 50% more money on hand that you think you need

3. NEVER EVER get emotionally attached to a project. Trust the numbers only. ONLY.

From an investor standpoint, I love wholesalers. 

They send me deals they find, which allows me to not do so much research and digging myself. 

If their numbers do not fit for me, I pass. If they are close, I let the wholesaler know at what price I CAN buy it. 

I like the wholesalers that:

1. have realistic rehab estimates

2. Have great comps that justify ARV

3. That give good analysis on ARV

4. Have high ethics

@Uzi Pablo for the real estate carve out funds:

25% diversified REITs

25% buy multi families (w/ property management)

25% buy single family short term rentals in vacation towns (w/ property management)

25% invest in multiple companies that flip
