I'm in the process of acquiring a second rental property. Can I calm/deduct start-up cost for this property if i add it to an exciting LLC which already holds my first rental or what that expense be considered "operational cost".

My wife and I are closing on a rental property on Thursday through a conventional Fannie/Freedie Mae loan. My questions is can i request from the closing attorney to also prepare/have quitclaim or Warranty Deed on-hand so we can deed the property into the LLC that same day?

the LLC was created with the Registered Agent address.

hey Bigger pockers,

I just setup an LLC for my rental property and used a Registered agent in the process. I now need to update my CPA firm about this new LLC. in their form it states "what is the business address". Do I give them the registered agent address or do I create a virtual office/address and give that address. I pose this same question to you guys regarding getting an EIN. Thanks

thank you guys for all the advise. I will def. look into the tax savings part. also i was thinking of presenting myself to the tenant as the "property manager" and now the "own who manages the property"

My wife and I just placed an offer on a townhouse, and we're pretty confident that the seller will accept it. We are also in the process of creating an LLC in the state where the property is located and a holding LLC in Wyoming so we can get the full package (asset and liability protection, anonymity, and mitigation of taxes). Since it's our first investment property, we are planning to manage it ourselves. So the question is: Who signs the lease agreement, the utility agreement "if not included it in rent," or even landLard insurance? Is it my wife and I or the LLC company? Assuming we've already set them up before closing, I hope to get some informative information. Thank you.
