@Akiva May I live in 40220 for the past 3 years. It’s a good neighborhood but there have been some issues with crime, car thefts. Nothing major, I believe there has been a spike in crime because of covid-19 and people, mostly kids, have nothing to do. I’m not sure on cap rates but can I get that from a realtor? @Joseph M'Mwirichia so you're saying start with the refi and work backwards from there based upon 80%LTV? I did most of my analysis based upon 70% LTV and numbers still met metrics. I felt that finding the HML would be the more difficult part. What am I missing?

Interested on your responses because I am a beginning investor here in the Louisville market. I have ran several analysis using the BP Calculators and still don't go below$200 per unit in the multifamily and have found several cash flowing properties...

But only looking to have them for a little while and then do cash out refi ARV 75%? Same issues in getting HML? I've had a couple out of town HML reach out on FB. Just seeing your thoughts.
