New investor and considering a multifamily investment. The property is 2 units and a 3 story townhouse. I would be purchasing with an FHA loan, how do i assess if the deal is worth it?

The property comes with one unit occuped and they are paying below market rate. If my strategy is to have their rent pay part of the mortgage and invest in renovation in the unit i'd occupy, does this sound like a good strategy to raising the value? I'd even be open to airbnb a room since there are 3BR. Trying to understand how investors assess whether something is truly a good deal as its being advertised. 

Hello - I am planning on purchasing a SFH and:

- Doing a mixture of Airbnb / Househacking 

- Building an ADU/Guest house to STR

Im noticing most homes in my price range are HOAs. Is it a bad thing to buy a home with an HOA (even if its like $50/mo) if i want to be able to build on the property?

Looking to purchase land directly from a seller and they have assured me that they own the land outright and also advised me that I can confirm their ownership with the local county. However,  is it normal practice to hire a title company or purchase title insurance as a part of closing on a land purchase? How is this done?

Hi All - I am purchasing land that I hope to build a mobile or tiny home on and eventually rent out for a unique BnB experience (the land will be located in a rural area)

What are some questions to ask the county and land owner ahead of purchase? I understand the general restrictions on the land but want to know which questions land owners typically ask as a part of their due diligence process.

I am considering moving two either Phoenix or Houston and was curious as to what those real estate markets are currently like. Which city would you recommend purchasing a SFH and either Airbnb or House hacking? Why?
