Post: Cash-out refi on property with SFR and duplex

I purchased an SFR on 10 acres in Dahlonega GA a few years ago and built a duplex on it. Most of the properties in the area are nice homes with lots of land in addition to a couple wineries. I want to pull some cash out to use for my other investments and recoup the costs of the duplex build-out. *This is not owner oc.

With all that said, I am looking for a good lender in the North Georgia area for this refinance. The current lender will do the deal but it seems that the rates and fees are higher than normal. The loan will be 70% ltv or better.

Any recommendations on lenders would be appreciated. Thanks!

I read through this thread and I believe you are right on with the #s. I lived in Irvine and attended University High aka UNI. I moved out Orange County in 2011 and now live in Dahlonega GA.

I started out buying rentals and have been focused on flips in South Forsyth to Dahlonega since 2012.

Have you considered looking at the market here again?  I closed on a new flip today and have 2 more in the pipe. You could say I am a bit nervous, especially after living through the Orange County CA price collapse.

I just joined and this is my first post. This is just an opinion so keep that in mind. If you absolutely can't answer the phone keep your voicemail simple and quick. If you give a caller too much time to think before the beep they will hang up. I'm also a big advocate of direct human interaction. This includes phone calls and in person meetings. Be different by answering the phone and meeting people in person. When someone calls they are looking at solving a problem at that very moment. It's the best time to build rapport. Their current state or rhythm is prime for hearing what you can offer. By calling them back you risk ringing them at a less than optimal time due to personal issues or mood at that moment.
