Anthony, do you find the deals yourself/company or do you work with wholesalers or MLS?

Anthony Nguyen Nice work Anthony. I am just starting out in the Los Angeles area. What kind of tips would you give to someone just starting out in a competitive market like L.A.?

When you say collect more data, what exactly am I looking for ? Do you mean the day it was mailed, type of post cards and so forth?

I am going long on this campaign. I will go at-least 5 touches, if not 7. 

What is good time-frame to send mailing #2 and so on?

Hi BP community, 

I am just getting my feet wet with Real Estate investing. So I went ahead and mailed my first postcard mailing last week in Los Angeles. I mailed 441 cards to absentee owners and so far I have received 6 calls. The calls are good but none of the sellers seem to be motivated. They are all asking for retail prices sometimes more. They want to see my offer before making an appointment to see the house. I am guessing this is normal because they want to see how motivated I am ? So do I throw in a high price then drop it after inspection? I am thinking this is the only way. 

Second question... is this normal to have this many calls from unmotivated sellers? Am I targeting a bad area? Is it a bad lead list? I am also wondering if these people are getting swamped with mailers/calls and are calling everyone back?

I am not really trying to wholesale unless the opportunity is there. I am looking more for flips.

Hi BP Community, 

I am a new investor in Los Angeles and would like to start flipping residential properties very soon. I have never flipped a residential property before so this will be my first time. There are many ways to get started but I think the quickest way is to find a wholesaler, in my opinion. I know the LA market can be very expensive and competitive but there are many opportunities. What would you advise a beginner to do, especially in the LA market? I am sure I can learn a lot from this forum and maybe even start working alongside a BP member who may who need some help. :)
