@Bryan L. Thanks for the quick response Bryan. I understand there will need to be some pre-screening over the phone. However, was wondering if I should post criteria such as income at least 3 times rent, no prior evictions, etc. in my ad.

The last renter I had paid by cash or money order. Now that I will be renting out two units in the next month I am wondering if I should go with an online option to pay rent. How do you collect your rent? Do you use a third party if so what third party do you use?

I was reading Brandon Turner's step by step guide on renting home and had a question on the pre-screening tenant section. He recommends setting rental criteria and reviewing it over the phone. I was thinking of listing the criteria in the ad that I post to eliminate calls from those that do not meet the criteria. What are your thoughts on that approach?

Thank You! Great information. Did walk through yesterday and noted some damage. Discussed with tenant and the agree they are responsible and understand I will be deducting from security deposit. I am following up in writing once I get some quotes for the repairs this week.

Yesterday was my tenants last day in the unit. We are meeting today to do a walk-through of the unit to confirm their is no damage and it has been cleaned. Is there a form you use to conduct the walk-through. Any tips on conducting the finalwalk-through?

Condo association foreclosed a unit over 1 year ago. The bank is now foreclosing the property. I was going to contact the bank after they foreclosed tomorrow to discuss purchasing the property. However, today I bumped into a couple of investors trying to access the unit. They said the unit is going to auction tomorrow and they are considering bidding. How we they be able to purchase the unit tomorrow when the bank has a $100K lien on the property? Wouldn't the bank take title tomorrow then sell the unit?
