I am hiring a RE agent for a rental I have in DFW. In the contract it states she gets 100% of 1 month's rent if a tenant they found renews. Also, if they sell to a tenant, they get 6% of the sell price. Are these common now? I don't remember ever seeing this years ago.

If it can be used for what he is saying also be aware that if it requires a rezoning that is an 8-10 month process (sometimes over a year) before you even break ground and could cost up to $30k+. Picking up land cheap and taking it through rezoning to add value is a great business model but if you have never gone through this process, it is wise to consult with a licensed professional. This is also not a self-plug as I am an architect and rezoning is for Civil Engineers and Land Use Attorneys. While I know some that can help, I do not profit from the referral. I like building vertical not horizontal.

Never got the idea of keeping contractors to yourself. I'm sure they would want you to share their information...

I am looking for a contractor to build a spec house on a lot I have in Lehigh Acres, FL. I would like to chat first and go from there. Looking for someone that has experience in dealing with the local nuances of building in the area and dealing with the city.

I have identified a neighborhood in the Fort Worth area that I’d like to try my hand at new construction in. I have experience with fix and flips, rentals but I’ve never done any construction. Are there any lenders in the DFW area that are lending on spec houses? Any contractors in the area? Looking for any and every piece of info I can find. Based on the area, I have about half the amount I need to buy the land and build in cash but of course I’d love to finance the entire thing with as little out of pocket money as possible. I would even be interested in parterning with someone in the area on this.

Thanks everyone for the feedback. I was seriously considering billing this back to the tenant until I read @Jon Holdman post and my wife essentially told me the same thing. I didn't explicitly show the tenant how to use them as I'm out of state but I did explain them to them. Like Jon said, things a lot of the time gets lost in translation. I'll eat the cost on this one. I was assured by the HVAC guy he thoroughly explained the dampers and how they work to the tenants so this shouldn't occur again. 

I was also a supporter of the maintenance fee deductible but after reading on it some more, I now believe its a bad idea as tenants are more likely not to report serious issues which in turn will cause the LL a serious outlay in cash eventually. Thanks again for all of the feedback!
