Well technically a flip/rehab/spec sale transaction is negative cash flow. So not sure how you could do it any other way.

Looking for a good attorney in the Wichita, KS area for using for an eviction and filing collections. My probability of collecting is low but documentation is good. Would prefer someone seasoned at this that does this for other investors and won’t charge an arm and a leg.

The first time I’ve had to do this.

Atlanta has good labor force growth. NE OKC around capital and medical district is one of the last decent value plays of the immediate core in OKC. Plaza, Mesta, Uptown, Paseo is overdone. Midtown and Sosa is downright delusional.

@Shane H. I think their is a case to be made that it will be a giant waste and won't pan out like I think. But again, I paid $8K for the lot, which is a good price. I don't think the neighborhood redeveloping hinges on McClean redeveloping. If more people want to move to the core, or labor force expands then supply will shrink regardless. The block is close enough for it not to matter when the right conditions arrive.

I was born and raised in Wichita, FYI. It's a slow as **** redevelopment play no doubt, but what's really my downside on an $8K lot purchase versus my upside? I believe in the area long term, but if it doesn't trend right then oh well. It's not the end of the world. I think the situation is different than prior years, as their has been activity. If Sedgwick county's assessor site didn't suck so much then it would be easier to see.

It’s already zoned for a duplex, I believe. I’m fine waiting. It was $8,000.

I look at appraisals in Wichita frequently. I didn’t overpay for the lot, based on site values I’m seeing. $12-15K is normal for most central core areas with old housing stock. College Hill and Riverside is a bit more.

Wichita is a suburb focused city with lots of old people who’ve never lived anywhere else. It’ll take a while, but not 20 years.

Wichita or OKC. Wichita is better, but upside on capital gains is limited. Pick your property managers wisely, because most are ****.

I don't, but I'm still not convinced values are higher than actual construction costs there yet. If they were you would already see a lot more new construction and you just don't. I think rehabs will be the first avenue of investment. I bought the parcel, because I knew I would probably never again see something that cheap.

I agree. Sadly most regular Wichitans don't feel the same. They're wrong, in my opinion.
