Post: Buying owner financed property where seller has line of credit

I am purchasing a property that is financed by the seller, both parties are investors. They have a line of credit attached to this property. What is the safest bet for me? Is it to have them put it into a trust and transfer the trust to me, or simply set up a land contact with wording about the loan being paid.

I recently had a tenant pass away due to a car accident, I'm not sure about what family he has as he didn't list anyone as an emergency contact in his application.  What do I do now?

Buy as a sole owner, once you get a few properties then look into the logistics of having an LLC. It doesn't work well as a new Investor.

I'm pretty sure it's going to have to be in one name and the loan is going to have to be in that entity name with you as a guarantor. I'm in a similar situation, if you find a national lender that will take this with less than 300k value I'd really appreciate to hear who you use.  Good luck!
