Jose Gonzalez I really liked The Millionaire Real Estate Investor by Gary Keller. I also am just getting into The One Thing by Gary Keller and Jay Papasan and I'm liking it a lot so far.

I think it depends on your goals. Personally, I'm looking to buy and hold because I'm looking to build my net worth over time. I'll put all the cash flow into either paying down or purchasing new properties because I'm making enough at my job to cover life.

Andrey Y. What is the big lie about the 401k for my own curiosity? I personally contribute 4% to mine. My company matches 4% and adds another 4%. The July after next they will bump that extra up to 5% for a total contribution of 9% compared to my 4. I plan on tapping into my 401k and using a loan from it to help purchase an investment property in the near future.

Do lenders use principal and interest only when calculating your DTI ratio or do taxes and insurance also count?

If you are going to buy and hold, would you consider buying a property for near fmv if it still cash flows? Obviously equity and cash flow is better, but is a property acceptable to you if it has one of the other?
