Jonathan Smith What did you think of the off the shelf lease vs. the one you had completed by an attorney? I am also curious what sparked you going with an attorney developed lease? Thanks for the site.

I am a new buy and hold investor in North Carolina and am wondering if anyone has a good website for obtaining a good lease. I am interested in being able to add addendum's to the lease as well (pet policy, smoking, crime, etc...). I assume there is something like this and wanted to see if anyone has had any good experiences or other suggestions for getting a solid lease. Thanks in advance Shaun

Mark, I have not looked at Pittsboro but it seems to make sense based on Chapel Hill getting too expensive.  I wonder how cash flow is in Pittsboro?

We all started somewhere and I thought it might be interesting to see what everyone would have changed from now until they first started investing. It would also be a good thread for investors just starting out to read. Here goes mine: (1) Wish I would have kept investing at a younger age. Completed 2 flips and took a long break from RE which was a mistake. (2) Set a goal to buy more RE in Raleigh before the market heated up. I guess that would have required me to know the market was heating up though! (3) Found a RE mentor (4) Investigated partnering on deals (5) Acted on more deals that came my way rather than over analyzing them.

Gabe Cinquepalmi Amazes me that people are paying/ going to pay $700k for a 2000 sf townhouse. I guess there goes my point about the market being too hot. Thanks for sharing the article.
