Saurabh Pahuja Taye Nguyen Just as a thought...I never go to the big box stores for contractors. Do your due diligence on how to get qualified on how to do work with the big box stores. You will be disappointed. However I recommend you do your own due diligence. My recommendation is to use your network and find reputable contractors.

Michelle C. I agree about the folks who still try and get into a showing. I have many people calling stating "yea I don't meet those qualifications but I would still like to see it." How do you handle this from a fair housing act? Is it ok to deny the person because they don't meet the criteria right away?

Calvin Lin Thanks Calvin. My unit is in Clayton and I am 1 week in and still looking for the right tenant. I would be curious if you mind sharing your screening criteria. I use the following: - No smoking - Credit score = 620 as a minimum - 3x monthly rent in net income - and a few others but these are the highlights. I appreciate it

I am taking a look at ways for tenants to pay rent online and it appears there are a lot of options.  I was hoping that someone could provide some pros and cons of each service.  I also noticed Cozy was not on this list...anybody know why and have any thoughts on their service?  Thanks

Meghan Martinez Thank you for the response. I do add my criteria into the ad but it is unfortunate how many people still want to see it even though they do not meet the criteria. It looks like it might take a while based upon what I am seeing.

Fellow BPer's, I am curious how long it takes everyone to get a lease signed from the day a unit is purchased to the day the lease is signed? I am just starting out in Raleigh NC and trying to figure out what an appropriate time frame is before I reevaluate my requirements/qualifications for my rental. I am also curious what the time frame is from the initial call to the day the lease is signed? I appreciate any feedback. Thanks Shaun
