Hey guys anyone know this one what flooring adds value to the homes overall value $$ threw out the home carpet or luxury vinyl plank (Lvp) have a newer larger home that currently has carpet and smells to

Bad from a dog so it needs to be replaced threw out the entire home what’s everyone thoughts thanks

What kinda rates is your lenders offering for a sfh investment property rate and term refi my local lender told me 4.75% at 70% ltv 30yr I thought that was high what’s everyone else seeing

Montana we’re I’m located of that matters I was hoping to be around 3.5% but being told never happen

I’m interested I’m in Billings 

im working on a deal that is a seller financing deal on the dirt contract for deed 3% interest rate !! will a bank lend on cost to build a commercial building only seller financing rate is great will a bank lend on just building and don't have to include the dirt in the financing since seller rate is great i don't want to add in financing at bank which gonna be higher i assume so like to keep seller financing on the dirt and bank financing on the physical new construction building is that possible ???

i have 2 rental property's in montana so far my tenants have been great with no issues

@Shaun Marks hello again I had a question if you can help I’m doing that Llc method you mentioned is there anyway I can send over my loan agreement to have you glance at it and see if that will work I filed for my Llc and I have loan agreement to sent to clerks office just wanted to make sure it looks good the way you specified

@Andrew Postell I have a question don’t know if I qualify for fha or not I have 3 homes in my name 2 have heloc’s and 3rd has no lien at all it’s cashed out at moment I found a home that I would like to live in personally can I buy that home on a fha 3.5down or conventional 5% down 700 Fico my income dti are all ok not worries there just curios on the down more and I assume if I go that route I can’t buy another fha or conventional for year am I correct ?

@Andrew Postell hello thanks for that post you wrote I think I understand it correctly but if you could answer my example that would be great and much appreciated

I purchased a home 30 days ago cash for 190k it has a value of 400k I went to many lenders and they all told me I can’t finance or refinance nothing cause I haven’t owned it for 6 mos

If I file a lien on deed/title by Llc for for 80% of the 400k value will a lender let me do a refinance at 80% soon as the lien has been filed or let’s say 30 days from now ?? Also I noticed Cash out refi rates are higher then normal refi so $150 filing fee look very attractive to save a 1-1.5% on rate
