I'm actually torn between REIPro and Propstream. Anyone have a comparable and honest review of them both side by side?

You are right on that. I do have two agents send me tailored MLS Listings daily

My honest review after using it for 2 months or so. 

What I do not like:

1. The APP itself lately has been having issues randomly. Yes, they fix it pretty fast but what a killer when it breaks down on a D4D session where I now have to revert back to manual techniques. 

2. Some of the info (at least in my deals) are incorrect. Even when using a $1.00 deal credit to do an advanced search. I now find myself manually skip tracing every deal before I even start mailers. 

3. I don't know if it's their printing partners or what, but I find that almost every single postcard that gets returned to me has font print smudging or other quality issues. Also the postcards are small and thin. This doesn't make for a great professional image of me or my company. 

4. Cost. Initially, you are paying $49.00/mo for the APP alone. Then around $1.00 per mailer. Here's the rub. Obviously, the more deals you add and set repeat mail on, the more the overall cost snowballs every month. And believe me, they are not shy about letting you know via emails to "Add 200 deals and mail 3x each for your first deal" That math spells out $249.00 per month if you set your mailer schedule to 30 days. And Yes, I get that you have to spend money to make money, but quality issues are making me start to question if I should continue to bleed money into this thing, which by the way I haven't got one actual deal from as of yet.

What I like: 

1. It is easy to use when it's working. 

2. The interface is OK, but the map view / GPS is hard to pinch and turn or zoom out of. 

3. I like the automation of mailing. Makes it easy to be consistent at mailers. 

My suggestions:

1. Work out the bugs or get better partners. 

2. More quality control over the quality of the actual mailers

3. Lower the monthly cost. Apps like Landglide can essentially pull the same info and is a lot less expensive. 

Overall I give it a 6/10 

Curious as to the outcomes of @Trevor Rice and @Justin McGill -- Do they actually limit your leads like @Ricky Listman said?

Thanks for the replies. Thinking outside the box on this, I think I will make a move towards a platform I watched demos on before. Almost the same money as Deal Machine when you factor in the mailer fees + membership fees etc

Hello All, 

Does it make sense as a wholesaler or investor to get an application/service that finds expired listings? I know Real Estate Agents use similar services etc.

Would a Standard Cease and Desist help you buy some more time? At least until you find an attorney?

You should ask your accountant, but I'm pretty sure that a contract for purchase is considered an interest in real property and it is taxed. I know that's a crappy answer, NY kills you!

So for instance, even if we were just in contract on a property (Didn't close) we would still have to pay the Transfer Tax? Any idea what that rate is?
