Hey everyone! I am currently looking for a duplex in metro east are of St Louis, this will be an owner occupant as I will live in one side and rent out the other to get started. I have a couple questions for all you savy people out there. 1.) I will be doing an FHA loan so I can get into it for only 3.5% down. I know you have to live in it for 2 years, but after that is there any restrictions on an FHA loan where I can't rent both sides out? 2.) Is there any benefit to starting an LLC and renting it out from your own corporation? Thanks all for taking the time out or day to answer!

Jay Dewberry Thank you for the response. I am looking to begin in the small multifamily side of rei, it seems to make the most sense in this market. I have yet to attend a monthly rei club meeting but plan to do so soon. Hopefully I can come back here in a few weeks and tell everyone about my first deal

Hello everyone!! 

My name is Shaun, and I reside in the Metro East. I am 24 years old and at that age it becomes hard to find like minded individuals that you can talk to and expand your knowledge. I check the app "meetup" but I have yet to find a meet up that is constant. Throwing out the idea on here on possibly setting up a monthly meeting where us as investors can get together and discuss local trends, areas that may be up and coming, and anything real estate related. If this idea intrigues you please let me know, if enough interest is there we can get the ball rolling!!!

Hi everyone! 

Here is my question: I have ~ 20k saved up ready to make my first deal. I live in the metro east area of St Louis and there are deals to be had at 100k, but I was wondering if it would pay off to save more and buy a bigger deal or to go ahead and buy now. Whats you opinions on getting started with this amount?

David Dey makes sense. Do you think I would be able to convince the realtor by keeping it under contract with them and letting them be listing agent after the flip. I know limits my exit strategy to a flip and pretty much takes a refi off table but I'm buying the house for 10k and the ARV is about 55k with 20k needed for the flip. I have a co worker who will be lending me the cash for the flip and I am giving him a 10% return.

David Dey when a house is listed through an agent and you are wanting to do a seller finance deal, like the one where you agree to a price and interest and let the interest occur until you sell it or refinance it are you running this deal through the real estate agent or contacting the owner directly?
