Hello Everyone ;-) I have a question about deals in other states. I am currently a licensed realtor in Nevada, however, a colleague of mine has been working on a deal that involves land in California. I have found a buyer interested in this land, but neither my colleague nor myself are licensed in California. According to him, we can still make commission as long as our buyer is from Nevada, but my broker is pretty sure that we need to find someone licensed in California to do this transaction. My colleague is very experienced and has been doing deals like this for a long time, so i'm not sure who is correct. Anybody know for sure?

In commercial real estate, or development terms, what exactly does it mean to have entitled land? Everyone i've asked around my office says something different. I'm still pretty new to the industry and have some people asking me to find them some entitled land and I would like to know what i'm looking for ;-) Thanks.
