@Jonathan Yip, I just started doing a fix and flips out here in SoCal as well. I found a cheap home in Adelanto to start with. Did a hard money loan. I found it through a group called New Western. They don't always have the best reputation, but if the numbers make sense, who cares. I think there is very little meat on this bone that I just bought but it was the cheapest thing I could afford just starting out. Fingers crossed I can make this work. Keep in touch. I would love to heat  about different things that are working for you and ill do you the same courtesy.

Firm, they sound promising but I haven't made any decisions yet. I am looking to interview with triqor next week and maybe a Keller William firm. Any other contacts or recommendations would be most welcome.

Hello Bigger Pockets members,

My name is Dante and I am an investor and broker in the Los Angeles Area. I recently obtained my real estate brokers license in California (previously and still a broker in Texas). I am looking to get involved with a commercial real estate company in the area selling multi family properties. I was hoping someone could point me towards some companies they have done business with. I could of course just scour the web and interview with different companies, but i figured I could cut down on research time by coming to the community for recommendations of good groups. I am curious as to what type of funding people are using for multi family property in Los Angeles. It seems the cost for a property starting around $1mm in my area (El Segundo) are way above the limits for any FHA or Conventional mortgage. Is a Jumbo loan the only way to go, and if so, does anyone have any companies to recommend where I can put down the least amount for a down payment? Thanks in advance for any help.

Thank you all for your quick responses. As for answers to those questions. I bought the home at the auction back in 2009 in Houston, TX. paid about $5k for it. I am assuming they for closed on it. The title company only advised that "they bought it", and she doesn't know for what amount. The original owners bought the home in 2006 so of it is a foreclosure, depending on when the owners stopped paying on the mortgage, i can't imagine there is much equity there.  The home is worth about $115k according to recent comps in the area. That's all the info I have.

Okay, glad this forum is still going because I have a question. I was one of the stupid people who bought an HOA lien at a foreclosure years ago. It was my first real estate purchase. Long story short, I couldn't even afford to get the original owners out so I forgot about it. My name is on the title as owner of the house however. The title company called me today and asked what my payoff is because Wells Fargo just bought the home. What do I say, how much can I get from them? Anyone please help.
