Post: Lease mailed certified. Is it binding?

Justin, my understanding is that you can evict without a lease, especially if they are not paying. If you want them out, I would not sign a lease with them! Just follow the regular rules/laws on eviction.

Thanks for that article.

Each time I read about these new laws they are contemplating, they fail to mention the time it actually takes to get an eviction. They all act like the tenant has to be out in three days. So of course it sounds bad. Wish there were journalists who took the time to be "real" about these situations instead of just doing sound bites.

I'm in this situation, and find your suggestions useful. Do you know of any banks in Colorado that are particularly open to these kind of loans? My credit union certainly is not.

I have each of my rentals in its own LLC, but I'm in Colorado and the cost to do that is minimal.

What I hate about the cordless ones is that is impossible to shorten them. So I see them breaking quickly from all of the weight. Though I was constantly replacing them in my rentals, the corded ones were cheap and easy, so I'm very disappointed to see them disappear. (I did order a corded one on Walmart On-line the other day. Top is slightly larger than the old ones, but was able to shorten it. Don't know if it is just old stock they are getting rid of or not--I agree that it seems like corded ones may have been made illegal when current stock runs out.)

In Colorado, it can be a tough situation. The County makes you post a large bond for many years before you can get the title. Plus have to mail a notice to the last registered owner and things like that. I don't remember the amount of time or bond amount, but it seems like it was quite bad.

I think some people don't give kids enough credit for being resilient. It can be very good for them to encounter some difficulties in their lives and have to learn to adapt. It may even prevent them from feeling entitled, as many kids now days seem to feel.

I agree with @Sue K - I don't like SS and believe it is headed out -- that is why you can find it so inexpensive in the big box stores now.

Colorado has an interesting law regarding contract for deeds. If you don't set up an escrow account through the county tax office as part of the deal, the buyer can come back later and get all their money back.

I've carried paper on deals here and went with the full warranty deed, etc. But I've considered doing a contract for deed simply because if you do need to foreclose it is a lot easier. Sure have to watch your p's and q's though.
