After 4 years of being off and on with REI this became my year. I finish renovating my first property which was out of state and even though everything that could go wrong went wrong I embraced it as a lesson and kept pushing. A month ago I closed on 3 mores properties where I'm located in North Jersey and I'm beginning renovations this week. Once this is completed I will start a new construction project on one of my lots. As I continue to grow and learn I know my accomplishments each year will only get better with time. I want to Thank You all BP family for constantly giving me that push to know it'd possible. Let's finish out this year strong so 2022 we will be able to accomplish more.

@Tom Vanderlinden My BP brother. I know you pain and have been going thru the same exact thing. All I can say is don't quit. We will eventually get there and have our stories to tell to the next group coming up.

@Jill F. Thanks for the reply. I been looking in the midwest because Northern New Jersey numbers are getting ridiculous. I will definitely keep in mind the cities you mentioned.

I thought about this while analyzing a property I am about to acquire. I am partners on a property in which it will be in my LLC. My goal is to get rid of the property as fast as I could because this is my 1st deal. I could refinance to pay the lender back and have capital to move to the next project. However if I do that I don't want a partner on the deal with me. I would rather purchase the property after renovations then split the capital with my partners so I can keep the property as my 1st rental. Someone point me in the right direction.

@Milo Mincin I'm having the same problem in a touch Northern NJ market. I'm started to look out of state but still keeping faith for this market. It seems like once you starting out people already have their buyers so that makes it tougher. In my market what realtors are doing is having one showing with a ton of investors so the bidding war can start. Within the next month or so I want to have my first property whether its here or not.
