Purchase price: 68,500

Rents in the area: 800 (The property is vacant.)

Repairs:

The seller abandoned the property a year ago due to bed bugs. The house will need interior paint, a new fridge, dish washer, window sills, some minor siding repairs, a portion of the deck railing repaired. This 3 bed, 1 bath, 998 sq ft brick home, is currently rented on a MTM lease for $750. However, the area supports $900-$1000 per month. The property is in great condition with newly remodeled kitchen, new roof and ac unit.

Thanks for responding. I'm going with Rich Bolen. He's with Grier, Cox & Cranshaw. I called and spoke to them and they are definitely what I was looking for, for anyone else who wondered. I'm a wholesaler focusing on Columbia and Charleston and I have an attorney in Charleston but I needed one in Columbia and Rich's firm is very investor friendly. So I am going with them.
