Post: I have the dreaded Grey Pipes (Polybutylene Pipes)

I am new to the grey pipe issue, and have no choice but to totally replace my pipes. I have had 5 leaks in the last 2 years, of which 3 of them came in the last 3 months.

I would say luckily for me my tenant lease runs out at the end of January. I had no choice but to tell them I can not renew their lease, because I need to change the pipes in the house.

Now here is where I would like the help of BP, in recommending a plumber that can give me a quote. I am in Maryland (PG County), I am looking to hit the ground running as soon as they move out (before the end of Feb).

Have you had any experience with grey pipes, and what did you swap them out with? I am hearing PEX (pex-a - preferred compared to pex-b or pex-c).

Thanks all for the advice and suggestions. I was just trying not to be an A-hole to them. This is their first time out from under's mummy roof and on their own. I also made sure every issue is verbally conveyed and also in black and white.

As for the smoking, I made sure I verbally asked during the application process and he told me no, come to find out he did. After I noticed he did, I give a written warning and explained the consequences.   

I also do have a move-in checklist when they moved in, I would be using it for the walk thru and will be giving a 30 day written notice.

Thanks all,  I will draft up a 60 notice to vacate. As for the deposit like I said, I do not feel comfortable handing that over before they vacate the unit.

@Dana Dunford Yes thanks, am careful with wear & tear and damages. I normally do my inspections every 3-4 months, of which i informed them not to leave things in the back of the house, it was ignored and I found it there during the next inspection. :)

Hi all, need some advice on how to go about a situation.

I have some of tenants, in a unit that their lease would be up at the end of this month (Jan 31). I currently have problems with issues of smoking in the house (violated lease), noticed damage to the front door's lock, leaving old furniture in the back yard (killing a big spot of grass, because it was laying there for about a month or 2), getting notices from the HOA about neighbors complaining of possible illegal activities at the unit.

I talked to some neighbors and was assured things have calmed down recently (i guess after i had a talk with them about the foot traffic). So a day before I planned to renew the lease, i had a water leak (3rd one in 4 months). I figured this will be the best time to kill 2 birds with one stone. 1. fix all the pipes in the unit (unit needs to be empty), 2.) since their lease is over in 2 weeks, do not renew the lease and look forward to getting better tenants.

I notified them that I would not be renewing the lease and to make arrangements to vacate. I know 2 weeks is not enough time to find another place. I am willing to do a month-to-month (not more than 2 months, is that reasonable?) for another month or 2 so they can find accommodations. Now, since all these developments of vacating the unit is all of a sudden to them, they said, they have not saved enough for a security deposit for the new place, and if they can get their current deposit in order to use for the new place.

My instincts were NO!!! I know I will be having issues when they vacate, and things I have to fix. Is there a way to handle this to make myself feel secured and them happy so they can move on.

My family friend agent told me Realtor.com is as close as you can get to the MLS.

I use SOLD history in an area to estimate the comps (realtor) and use zillow to estimate rentals in the area.

Try your local credit unions, they are not as uptight as the commercial banks.

Update:  I did reach out the morning of day 7 to show sympathy, and ask if everything was ok. Response was "Just a little hiccup and things are fine now."

Evening of day 7 I sent the official pay or quit notice, and explained I understand you would be paying on the 9th and here is what's due on the 9th. Also I made it known that I HAVE to send a "pay or quit" notice. (I felt bad doing it, but it has to be done.)

Payment was made on the 9th.

I would ask the following:
  • Back taxes
  • Is it an estate property. In some cases other family members might need to sign off before they can sell an estate property
  • ARV in the area. List of comps in the would be great.
  • Disclosures: any known issues with foundation, termite, mold, unapproved square footages (some turns a patio livable spaces, but did not get it approved by the county. When it comes time for you to flip and an inspector comes by you might be forced to tear the unapproved space down or get a permit for the space)

I would say if he insists on changing the locks, I would ask for a copy as soon as its done. Also make sure you keep the old lock, and when he moves out you put it back or have him put it back before he leaves.

As for locks I use the KiwiSet. When a new tenant comes in, all I have to do is just re-key the door. No need to change the whole lock.
