@Jeremy James Hartman - thanks so much for asking this question! I am sure many others, myself included, are wondering the same thing. I am an investor with full time job interested in obtaining a real estate license mostly for access the MLS and other deals as well as being able to advocate for myself without using a third party. I have found that many agents are non-responsive, especially in hot markets or when handling big portfolios for their clients. All of this feedback has been very helpful, so thanks again for staring the convo!

Thanks for offering to share your wisdom @Michael Ealy. My question is more about neighborhoods. The deals that I can realistically pursue today are mostly in C to D neighborhoods. What is your position on areas/quality of neighborhoods to invest in? Thanks in advance!

I love this thread topic @Jonathan R.! I hope it sells at your asking price. I, too, am investing in a lower income area near two small colleges. I just bought a foreclosure for half of what I could build it for brand new (given construction and material costs). There is a push by the city for revitalization in the area, and I am hoping to support the movement by supplying quality, updated homes for sale and/or rent.I know the return is there no matter what letter of the alphabet the neighborhood is classified in :).
