@Sharath Kumar - make sure you check for lead paint before doing the renovation. It's harmful to adults too, not just kids. If some painting was done in 1970, it is highly likely that some of those coats were leaded paint.

The apartment was painted many times. The cabinets clearly say they are from 1970

We took over the apartment. Did not form business yet but idea is to redo everything and keep collecting the checks for next 15 yrs. my partner thinks it's not a good idea to change drywall sheets but change everything else. It's a 1970 apartment, has some dust in it. What would the estimate if I don't take contractors help and instead do it my self

thanks Bill, I am targeting high end customers only and the flip would be real one for a 1970 year apt, removing pop corn, open kitchen and change cabinets and flooring so it will be real comfortable inside. I think it's difficult to find a good rental deal in this market except for rentals to go higher. What's a good ratio? I would like to create business entity, what's good idea? Trust or LLC? The apt is 1 bedroom 1 bath and very close to job center. I am putting 20 percent equity

70000 in 2014. Should I wait for some time or is it ok to purchase?

I am thinking to start with purchase of my first apartment, the properties that were 70000 are now 105000 with HOA of 250. And the rental after renovation is around around 90 $ for every 10000. Is it a good deal? thanks
