Hi Folks - I am looking to invest in multi-family in Sacramento, CA. Which areas should I be targeting?

Mainly looking for appreciation rather than cash-flow.

@PJ M. - I realised this, but was explicitly asked to leave the keys under the mat, since they had work being done on the house.

Yes, I have an email from that says they approve my leaving a week earlier. I was not asked to drop off the keys ( we had a walk through scheduled and they said they would take the keys/garage opener right after).

We were renting and our lease was set to expire Mar 8. We asked the property management if we could leave a week earlier and not have to pay a weeks rent. They agreed to this. We were done Mar 2 and sent them an email, if they would like to get the keys ( 2 reminders in fact on Mar 2 and Mar 3). Never got a response to either of them. They did a walkthrough and got the keys on Mar 8. No delay from our end. Now, they are saying that we did not return the keys on time and they are keeping a week's deposit. What legal recourse do I have? Property is in San Jose, CA.

Killer deal, but I like your appetite for risk and persistence!
