Hey Abdul, Im also new and from Northern NJ. It's almost discouraging because it's a hit or miss and the inventory is scarce. Taxes are HIGH and the cheap properties are literally run down to the point where a rehab would bring you way over without capital. A lot of investors have bought up a bunch of properties in Paterson because the Mayor is selling them for next to nothing, but they're so damaged. I guess there is some hope as I saw three MFU that were falling apart for years recently get bought up and now being rented out.

Hi Jasmine, From my experience, cold calling, using your pipeline(family & friends). Let everyone you know to pass it on that you're a realtor. You may get a lot of people hitting you up asking for rentals at first. I say, if it's worth it, don't turn it down. They may use you to buy a house whenever they're ready. Find listings, if you sit your own open houses you may get people that may come on their own, and if they like you they may chose you to be their realtor. Make sure they sign your guest book with an email see what they're looking for if they're serious, do a follow up a few days later with a couple of properties you think they may be interested in. This will show them that you listened to their needs and they will appreciate the personalized time you put into finding something they may like. If their realtor is slacking that's the best way to ease in. Good luck!
