Although, I would love to hear from OOS investors who have invested in Columbus or Memphis, to get a different perspective. Any OOS investors who have the time to provide some guidance would be great!

Hi All, 

I'm trying to avoid the proverbial analysis paralysis that creeps up on newbies and hoping you could guide me through it. Since I don't have the money to invest somewhere closer to home, I am trying to narrow down an out of state market in which to invest.  I have landed on either Memphis, TV or Columbus, OH, but can't decide on which one makes more sense.  I am more concerned with cash flow than appreciation at this point, say, 70% cashflow interest, 30% appreciation (maybe even 75/25).  

I'm not going to get into the finer details on Memphis vs. Columbus. They aren't very different, but some key differences are as follows: 

Memphis has a higher crime rate (more than 2x higher), population growth is almost non-existent, but the home prices are more affordable (roughly $75k lower than Columbus, OH) and the climate is better than that of Columbus, OH (which means less wear and tear on the property as a result of harsh winters, etc.). 

Columbus has a lower crime rate, population growth, almost 2x the job growth of Memphis, but the homes are more expensive and the weather is harsher.
