Cool. Sounds like a plan. Hopefully that works well. I truly would like to be as honest as possible to have a great long term business. Thanks of the advice @Dick Rosen

I'm assuming that there is no real way to start wholesaling except to jump right on in, get going, and make mistakes to learn from if any. I've tried to find a step by step method and also wanted to start off doing it the right way so I can build a solid foundation but it seems there is just no real way to get started. "Ain't nothin' to it, but to do it." 

A mentor would be nice right about now, but I'm just going to trust in the extensive amount of literature that I've read over the months and believe in myself. Any last words of wisdom or encouragement would be greatly appreciated.

That sounds logical @JPaul Mills . What are some things or "script" that you might say to the buyers when you call them?

Posting ads of houses that you don't have on Craigslist or here on BiggerPockets as bait to capture buyers for your list. Is this practice ethical or unethical? Furthermore, does it work to secure a buyer for when you're ready for the real sell?

@Joe Villeneuve your pounts are very valid. I just finished reading something that says that you post the houses you have and THAT'S what brings the buyers. Is that a good strategy in your opinion?

I have read so much literature that it should be coming out of my wazoo. LoL But seriously, every other book I read seems to differ on which process of wholesaling should be your first call to action. So my question is, should you find investment properties (sellers) first or should you find investors (buyers) first? Please elaborate. Thanks

So if you cannot gain access to the 45 of MLS properties, can you just use the deals you found instead? (Sorry if that sounds crazy)

Also @Dustin Phillips , are you still using the squeeze page and Craigslist html? I would love to snag that information from you. Also, after the squeeze page does it go right into your regular site with the listing, which is also with moonfruit?

For Everyone: As far as working with a realtor for a listing of houses or buyers, is there a trick to get them to work with you or is picking the right one the name of the game?
