Would there be any recommendations in Raytown area for Structural specialists that can determine remediation and costs:

Inspection came back and need to get a further look by structural on a purchase with crawlspace no full basement and inspection reporting slight bowing and horizontal cracking in foundation walls.

There’s been water pooled this week but no doubt in the past too plus grading issues.

Need to see what I’m dealing with on the bowing cracking wall while still in contingency.

IRS wants their piece of it. I was scrambling at tax time my CPA required I pull/provide a statement although I’m just holding no realized gains. Needed to cover her end according to irs

@Aaron Moayed. I had this same question as it’s never addressed in most OZ discussions since the major benefit applies to existing CGs toward purchase. I spoke to Anderson Advisors recently and was told the appreciation cap gains would be tax free after the 10year hold for cash buyers too.

Great approach for a pricey market like San Jose. The housing costs in our bay area market likely make SJ and SF comparable to out-of-state college budgets. Keep us posted on your progress there!

For Eugene, looking for a PM who knows the SFH rental market specifically for student housing. Market rates in SFH by Room for rent versus whole home rents.

I have a long term college rental home in Boise always occupied since 2006. Been a good investment and have a great PM

I'm in CA and looking at potential of buying a rental in Eugene near UO as a househack for my daughter in college rather than pay the $6-800/mo apartment costs incl parking. Would love to hear from any Eugene property managers or others familiar with SFH rentals to students on the 'norms' for pricing per bedroom on SFH rentals to college students versus rental for entire home. We would have to find the roommates and could rent each bedroom. The numbers are very tight in Eugene so looking to connect with some folks that may have experience in Eugene, or could be another college town house-hack experience. Heading to Eugene this week as well.
