There's a home in the community where I own a current rental that's about to go to Auction on April 3rd for $90,000. Is there a way for me to intercept in a short sale before it goes to Auction? I already have a rental in that community that's smaller bringing in $400/month in passive income. It'd be awesome to snag a second. I'm just concerned about what the inside looks like. We know how foreclosures are treated, and I don't want to end up biting off more than I can chew.

There's nothing wrong with having more than one mortgage if the properties are cash-flowing properly.

Hello all!

I have a handful of hungry investors! Here's what I need:

Client #1: Looking for a duplex to house-hack in the Norcross/Duluth area. Trying to keep the price around $200k. She's fine with a fixer-upper, but she at least wants it to be something a tenant can live in while repairs and upgrades are made.

Client #2: A distressed property between $70k-$120k. Preferably ITP. 2-3BR. Prefer 2BA but they're flexible.


Client #3: Has a larger budget to work with but it has to be worth the investment! Looking in the Sandy Springs/Cobb County/Upper-Atlanta area OR ITP around Ponce, Buckhead, the Beltline...anything that's going to give him the right bang for his buck.

Client #3 also would like a quality piece of land he can build a small multi-family on in those same types of areas.
