I like this question because I'm preparing to buy my first property and have been thinking about this a lot.

I like to think in terms of cash on cash ROI, since it is a way to compare to other investment options such as stocks. Right now I'm looking for an ROI > 10% which is slightly better than the annual average of the stock market. I also look at cash flow (which is directly related) but I'm still trying to find a good target point, maybe $200/ month to provide a good buffer.

@Calvin Ozanick thank you, I'm sort of starting to realize this! I see that you're a PM, and since we're on the topic I would like to ask, how would I find a good manager? Would it be similar, and do you have some good questions to ask?

What would be some ways of ensuring a broker or realtor is investor friendly? I've contacted a couple who were recommended to me and the first thing they've asked me are my criteria, which seems like a good thing.

Also going through FSBO, what's the best way of initiating the process? Would you still recommend an agent or broker to get the process going?

I'm having a difficult time finding good deals to begin investing in. I'm looking for a buy and hold, multifamily property but have not had much luck making the numbers work so far.

My question is, is it a better strategy to hire an agent to find a great deal, use online resources such as zillow or trulia, or perhaps seek out off market properties via driving for dollars/etc.?

Hello all,

My name is Shannon and I'm somewhat new to the world of real estate investing, and new to the Bigger Pockets website. I have been studying the field for several months and know that this is a route that I want to pursue further, particularly single family rentals. Since starting on this path I've read a handful of books, listened to BP podcasts, and have joined a local REIA. I am reaching out on here hoping to meet more of the great people in the REI community and find some assistance/advice in the Omaha, NE area. Namely I'm looking for referrals for companies that I could begin looking at to get a team started or any tips you might have regarding this, resources to find a good lead and hopefully my first deal, and simply general advice for a new investor getting into the game!
