Hey guys,

I’m eager to invest in Multi fam apartment complexes. I’ve been gaining some knowledge via books, podcasts, and YouTube. Looking to connect with someone that’s actually investing to gain more knowledge

You think they would entertain a seller financing option? If so all you would to do is figure out how much they are comfortable receiving monthly and agree to give them that. Then you can manage the deal yourself (or hire a property management company if there's enough cash flow). Based on the info you provided, if the property is completely occupied it would be generating $252,000. If you analyze your deals based on a worst case scenario expenses would be half which gives you a NOI of $126,000. If you're ok with purchasing it at a 6 cap, the purchase price would be $2,100,000.
